Free Mortgage Calculator is an independent consumer tool. It estimates monthly payments, refinance comparisons, affordability and the effect of extra payments, and publishes plain-language guidance on how mortgage costs are actually structured.
Who publishes this site
This site is published by M4Quick Studios LLC, an independent digital studio.
We are not a lender, a mortgage broker, or a licensed financial adviser. We do not originate loans, we do not sell leads to lenders, and we are not compensated for sending you to any particular lender. We also cannot tell you what rate you qualify for — only a lender can do that, after looking at your full financial picture.
What we are — and what we are not
- We hold no lending or advisory licence, and our content is not reviewed by a licensed mortgage professional. Every content page says so in a banner at the top. We would rather state that plainly than imply an authority we do not have.
- We do not give individual advice. Which loan suits you, whether to refinance, how much to borrow — those depend on your income, debts, plans and risk tolerance, and need a licensed professional who can see them.
- Our estimates are arithmetic, not offers. The calculator applies standard formulas to the numbers you type. It cannot know your credit profile, your local tax rate or your insurance premium.
- What we do is apply the standard formulas correctly, explain what the components mean, point out the costs that calculators routinely omit, and cite public consumer-protection sources.
Our editorial policy
- Sources are public and authoritative — primarily the Consumer Financial Protection Bureau, HUD, the Federal Reserve and USA.gov. Each content page lists its sources.
- We show what the calculator leaves out. A principal-and-interest figure that ignores taxes, insurance, PMI and HOA can understate a real payment badly, and we say so on the page rather than in a footnote.
- We separate the maximum from the sensible. The amount a lender will approve and the amount someone should borrow are different numbers, and we treat them as different.
- Pages carry a review date and status. Every content page shows when it was last reviewed and states that no licensed adviser reviewed it.
- We correct errors. If something here is wrong, tell us and we will fix it.
How this site is funded
- Advertising. This site displays third-party ads. Advertisers have no input into our content and no advance sight of it. Ads may include offers from financial companies; their presence is not an endorsement, and we have no relationship with the advertisers beyond the ad network.
- Affiliate links. Some links may be affiliate links, earning us a small commission at no additional cost to you.
- No lender referral fees. We are not paid to route you to any lender, which is why our rate guidance tells you to compare several rather than naming one.
Our calculator and your data
The calculator runs entirely in your browser. Loan amount, rate, term and the other figures you enter are used on your own device and are never transmitted to us, never stored and never logged. Closing the page discards them. We never ask for account numbers, Social Security numbers or any other financial identifier, and you should not send them to us.
